After more than two decades in South Florida real estate, Sebastian Acosta has built a career around understanding markets, relationships, investment, and the changing ways properties are presented to buyers. In this conversation, Acosta discusses his Miami roots, his approach to real estate and marketing, and his expansion into development through AMX Developers in Riviera Maya.
You’ve Been Working In South Florida Real Estate Since 2004. What Originally Drew You To The Industry?
Sebastian Acosta: I was drawn to real estate because it combines several things I enjoy: relationships, negotiation, investment, and the ability to help people make significant decisions. Miami is also a unique market because real estate is connected to international business, lifestyle, tourism, and investment. Over the years, I’ve had the opportunity to work with buyers, sellers, investors, landlords, and developers, and every transaction has taught me something different about the market and the people in it.
How Would You Describe The Evolution Of Miami Real Estate During Your Career?
Sebastian Acosta: Miami has changed tremendously. When I started in 2004, the market was already attracting international attention, but the scale and sophistication of the market today are very different. Brickell, Miami Beach, Downtown Miami, Edgewater, Sunny Isles Beach, and other areas have experienced significant transformation.
The city has become increasingly international, and buyers today are often looking beyond simply purchasing a home. They are thinking about lifestyle, investment potential, location, development, and long-term value.
You’ve Developed Particular Expertise In Brickell. What Makes That Market So Interesting?
Sebastian Acosta: Brickell is one of the clearest examples of how a neighborhood can evolve. It has become a major residential and business destination, with luxury condominiums, restaurants, hotels, offices, and retail all contributing to the area’s identity.
For an agent, knowing the buildings and the nuances between different developments is extremely important. Buyers aren’t simply asking about square footage or views. They want to understand the building, amenities, location, lifestyle, and how the property fits into their overall investment strategy.
You’ve Also Written Books About Real Estate, Business And Social Media. Why Was Education Important To You?
Sebastian Acosta: Real estate is constantly changing, and I believe professionals need to keep learning. Writing gave me an opportunity to share some of the lessons I had learned through experience.
My work has included topics ranging from foreclosures and short sales to business principles and social media marketing for real estate professionals. In 2017, I published The Million Dollar Listing Social Media because I saw how dramatically digital marketing was changing the way real estate professionals communicate with potential clients.
How Important Is Digital Marketing To Modern Real Estate?
Sebastian Acosta: It’s extremely important. Real estate is a visual and relationship-driven business, and social media has changed how properties, agents, and developments are presented to the public.
Today, a strong real estate brand needs more than listings. It needs storytelling, consistent communication, and an understanding of the audience. The technology may change, but the underlying principle remains the same: you have to communicate value effectively.
You Speak English, Spanish, Portuguese, and French. How Has That Helped Your Career?
Sebastian Acosta: Miami is an international city, so being able to communicate with people from different backgrounds is a major advantage. Real estate transactions are built on trust, and communication is an important part of building that trust.
Language also gives you a better understanding of different cultures and perspectives. International clients can have very different expectations when they approach the U.S. real estate market, so being able to communicate clearly can make a significant difference.
You’re Now Expanding Into Real Estate Development Through Amx Developers. Why Make That Transition?
Sebastian Acosta: Brokerage has given me the opportunity to understand what buyers and investors are looking for. Development allows me to take that knowledge and become involved earlier in the process.
Instead of only representing an existing property, development creates the opportunity to think about the project itself: where it should be located, who it should serve, what amenities make sense, how the design should connect with the market, and how the project should ultimately be positioned.
Why Riviera Maya?
Sebastian Acosta: Riviera Maya is an exciting international market with strong connections to tourism, lifestyle, hospitality, and real estate. Playa del Carmen and Tulum have developed into destinations with global recognition, and that creates opportunities for different types of residential and mixed-use projects.
Coming from Miami, I see some interesting parallels. Both markets attract international buyers and people looking for more than just a traditional residential property. They are looking at lifestyle, location, investment, and long-term potential.
What Can Your Miami Experience Bring To The Riviera Maya Market?
Sebastian Acosta: Miami has taught me to look at real estate from multiple perspectives. You have to understand the buyer, the investor, the location, the development, the marketing, and the long-term positioning of a property.
That experience doesn’t mean every market should be approached in exactly the same way. Every market has its own culture, regulations, buyers, and opportunities. But having spent more than two decades working in an international real estate environment gives me a useful foundation as I explore development opportunities in Riviera Maya.
What Interests You Most About Development?
Sebastian Acosta: The creative side is very interesting to me. Development gives you the opportunity to think about a project from the beginning rather than only looking at the finished product.
Architecture, amenities, wellness, hospitality, lifestyle, and branding can all influence how a development is perceived and how it fits into its market. I enjoy thinking about how those elements come together to create something that has a clear identity.
How Do You Think About The Difference Between Selling A Property And Creating A Property?
Sebastian Acosta: They’re very different responsibilities. When you’re representing a property, you are focused on understanding the asset and finding the right buyer or tenant.
With development, you’re thinking much earlier in the process. You have to consider the market before the property exists. Who is the audience? What do they want? What location makes sense? What type of product belongs there? How should it be positioned?
That requires a different level of strategic thinking.
What Have Your Years In Brokerage Taught You About What Buyers Actually Want?
Sebastian Acosta: Buyers want clarity. They want to understand what they’re purchasing and why it makes sense for them.
Of course, the priorities vary. One buyer may care about lifestyle, another about investment, another about location or long-term appreciation. The key is understanding the person rather than treating every transaction the same way.
How Does Your Marketing Background Influence Your Real Estate Work?
Sebastian Acosta: Marketing has taught me that even a great property needs a clear story. You need to understand what makes the property different and communicate that difference to the right audience.
That becomes even more important with development. You’re not simply marketing four walls and a view. You’re communicating an idea, a lifestyle, and a vision for what the project can become.
What Is The Bigger Vision Behind Your Expansion Into International Development?
Sebastian Acosta: The goal is to build on the experience I’ve accumulated over the years and apply it in a broader way.
Miami has been an important part of my career and continues to be a major market for me. At the same time, international real estate creates opportunities to think differently and work on projects from the ground up.
Riviera Maya represents an opportunity to take that next step.
After More Than Two Decades In Real Estate, What Still Motivates You?
Sebastian Acosta: The fact that the industry never stays still. Markets change, technology changes, buyers change, and new opportunities appear.
I’ve always enjoyed learning and adapting. Whether it’s brokerage, investment, marketing or development, there is always another challenge to solve and another opportunity to explore.
If You Could Summarize Your Philosophy About Real Estate In One Idea, What Would It Be?
Sebastian Acosta: Real estate is about much more than property. It’s about people, markets, relationships, and long-term vision.
The best opportunities come from understanding all of those pieces together. That’s the approach I’ve tried to build throughout my career, and it’s the approach I want to carry into the next chapter.
