While much of the national housing market navigates the headwinds of elevated interest rates and constrained inventory, one corner of Connecticut continues to outperform: Litchfield County’s luxury segment. And few people are better positioned to explain why than Bill Melnick, a luxury specialist with Elyse Harney Real Estate whose market knowledge is matched only by the depth of his professional background.

“There used to be maybe three or four sales over $2 million in the whole county,” Melnick says. “Now we’re seeing dozens of sales over $3 million.” The shift, he explains, is structural – not cyclical. Post-pandemic buyers who relocated from New York City didn’t just bring their budgets. They brought a new set of expectations, and they’ve fundamentally reshaped demand at the top of the market.

The sweet spot right now sits between $1.5 and $2.5 million, where well-presented homes with views, pools, and updated interiors are moving quickly. Above $2.5 million, the market remains active, though more selective. “Buyers don’t mind redoing a few bathrooms or a kitchen,” Melnick notes, “but anything beyond that, they’re intimidated – and it’s baked into the price.” His takeaway for sellers: present the property well, invest in styling and photography, and don’t wait until spring to get those outdoor shots. “If it’s summer and you’re thinking about listing next year, get the photos done now.”

Capital migration remains a defining force. Melnick describes a steady pipeline of New York City buyers who are no longer treating Litchfield County as a weekend retreat but as a primary or near-primary residence. The area’s rail connection to Manhattan – roughly two hours on the commuter line – makes the transition practical. “My husband gets on at 6:30 Monday morning, and he’s at his desk in New York by 8:45,” Melnick says. “Then he’s back Thursday.”

Private schools have also become a significant market driver. Hotchkiss, consistently ranked among the top boarding schools in the country, draws families who then purchase or rent nearby, often because parents simply can’t bear the distance. Several private day schools in the area are pulling families out of New York City’s competitive prep school environment entirely. “People relocate here full time, or one parent stays up and the other commutes,” Melnick explains. “It really runs the gamut.”

At the very top of the market, Melnick has experience that others simply don’t. His sale of Ivan Lendl’s sprawling Cornwall estate – 400-plus acres, designed by architect Allan Greenberg – remains the highest sale in county history. Closing that deal required a different playbook: Wall Street Journal advertising, personal outreach to brokers in luxury markets, and leveraging a New York City network built over decades in the corporate world.

That corporate background – 26 years as an Executive at Ralph Lauren – has helped shape Melnick’s perspective. His years in the luxury marketplace gave him insight into how affluent buyers think, what they prioritize, and how best to communicate with them. It’s an understanding that developed gradually over time, through experience at the intersection of luxury, aspiration, and presentation.

Spring 2026 is setting up to be a strong season, and Melnick’s advice to both buyers and sellers is simple: move decisively. The inventory at the top of the market is competitive, views and pools command premiums, and the buyers circling Litchfield County right now are serious.
