Buying a home works best when it is planned in advance, not treated as an emergency. That is the message from Tennitia Wilson, broker-owner of Cosmopolitan Real Estate Services in Detroit, who has helped buyers and sellers across Michigan since 1990. Her advice to anyone thinking about a purchase is simple: get your pieces in place before you start shopping, and the rest of the process gets a lot easier.
“It’s a planned purchase, not a 911,” Wilson says. She compares it to baking. “You have to have all your ingredients before you start. Your ingredients are the pre-approval letter, a good realtor, and a good lender.”
Assemble Your Team First
Wilson encourages buyers to build a small team before touring a single home. That team includes a lender who can issue a pre-approval, a knowledgeable agent, an inspector, and a title company. One good professional will often refer you to the others, which is how a reliable team comes together.
Home buyer workshops are a good starting point. “You’ll meet several agents to interview, several lenders to interview,” Wilson says, along with inspectors, appraisers, and title contacts. Walking in with pre-approval and a clear budget lets you focus your search on homes you can actually buy, rather than falling for a fireplace or a granite countertop before you know the numbers work.
Know Your Budget Before You Fall in Love
Wilson’s guidance is to lead with the budget, then find the home. “How much can you spend?” is the question she wants answered up front. If the price range does not match the homes a buyer wants, she suggests pausing to save a little more or looking at other neighborhoods rather than stretching into a deal that will not hold together.
Preparation also protects the deal itself. Buyers who line up financing and a full team ahead of time are far more likely to reach closing smoothly, because the people around them catch issues early. “You’re a loan officer, a lender, an inspector, gonna tap you on your shoulder,” she says, describing the checks that keep a purchase on track from offer to keys.
Three Questions to Ask Any Agent
When choosing a real estate agent, Wilson offers three things every buyer should look for.
First, choose someone you can build rapport with, ideally a person you already know or who came recommended by friends or family. A referral adds accountability, she says, because a good agent wants to keep earning those referrals.
Second, make sure the agent knows the specific area you are shopping in. Wilson knows Wayne, Oakland, and Macomb Counties well, and says a good agent will refer you elsewhere if a location falls outside their expertise rather than stretch beyond it.
Third, confirm the agent works well with the rest of your team. “The realtor’s like the concierge,” she says. “You can’t be a concierge if you don’t know how to connect the dots” between your lender, title company, and inspector.
Ask about experience directly, Wilson adds, and expect clear answers. “You should ask a realtor what is your experience. Are you full time?” A strong agent responds to those questions easily, the way a good rally goes back and forth in tennis.
The Payoff of Planning
Wilson’s larger point is that a prepared buyer has a better experience and a better outcome. “Anybody can buy a house, but you want to buy a nice house that meets your criteria and have a good experience,” she says. Taking the time to plan, get pre-approved, and build the right team is what turns a stressful purchase into a smooth one.
