More buyers now start a home search by asking an AI tool about prices, neighborhoods, and market conditions. That includes many people looking at New Braunfels, Texas, especially those relocating from another state with no local connections.

Yitzchak Pierson, a Broker Associate with eXp Realty in New Braunfels, works with clients who arrive after doing a lot of research with AI, and he uses AI behind the scenes in his own business to keep client information organized. He says the tools are useful for gathering information, but they cannot tell buyers what that information means for their own move.

What AI Does Well

AI tools can quickly explain real estate terms, summarize general market trends, and help buyers put together a list of questions. For someone planning a move from out of state, that is a fast way to get oriented.

“AI does a really good job of giving the clients just mass information, but it doesn’t do a good job of explaining it and adding context for that person’s specific situation,” Pierson says.

It Doesn’t Know Your Situation

The same question can have different answers for different buyers. How much to offer on a home that has been listed for three months, or whether a new build or a resale home is the better fit, depends on the buyer’s budget, timeline, and family plans. An AI tool only knows what it is told, and most people share a small part of the picture.

“AI is going out there and answering your question, but it’s not explaining it to you in a way that matters to your specific situation,” Pierson says. “It doesn’t know your financial situation.”

He says much of his work with these clients is taking the research they have already done and breaking it down for their circumstances and for the market they are buying in.

General Numbers Can Miss the Local Picture

Statewide and national figures are easy for AI to find, but they can be far from what a buyer will see in New Braunfels. In September 2026, homes across Texas averaged 69 days on market and sold for 93.5% of their original list price. In New Braunfels, the averages were 105 days and 90.6%, according to the Four Rivers Association of REALTORS® Monthly Local Market Report, September 2026 (Texas Real Estate Research Center at Texas A&M University).

Even areas next to each other can move in different directions in the same month. In September, the median sales price in Comal County rose 11.1% from a year earlier, while the median in the city of New Braunfels fell 3.0%. Medians reflect which homes happened to sell that month, so a single figure without context can point a buyer the wrong way.

When using AI for market research, it helps to check the date and source of every number and whether it covers the city, the county, or the whole state.

Pierson says the rest of the context comes from working in the market every day. An AI tool, he says, is “not actually doing business in the day-to-day there like I am and talking to the agents and talking to buyers and sellers and getting the emotional sentiment that comes with it.”

How to Choose the Local Expert Who Fills the Gap

For buyers who research with AI, the next step is finding a local professional who can interpret what they found. Pierson suggests “interviewing the agent to see how much support they have at their brokerage,” along with their production, how many homes they have sold, their experience in the local market, and their years in the industry.

He also suggests making sure you can reach the agent directly. With AI phone calls and automated follow-up becoming more common, Pierson still answers his own phone, email, and social media messages. “When they’re reaching out to me, they’re going to work with me directly,” he says.

Used well, AI can help buyers arrive better prepared for their first conversation with an agent. It works best as a starting point, with a local professional checking the numbers and applying them to the buyer’s own plans.
