Viola Schritter will take ownership of her great success but instantly stipulates that it’s not a result of any luck or coincidental timing. The real estate magnate is only in the beginning of her third decade of existence but has set a new standard while inspiring both her generation and her gender. This Austrian native started and groomed her first company (Luxele) all as a means of gaining entry to her true dream, tapping into undervalued real estate opportunities. As the Founder and CEO of VS Homes GmbH, she is turning heads and recalibrating what the public and the industry recognizes as valuable and attractive opportunities. Focusing on locations in her native country post-pandemic, Ms. Schritter is rumored to be using the success of VS Homes GmbH as a springboard to places of great potential abroad. Featured in the Forbes 30 under 30 list, Viola Schritter seems to be redefining what trends will lead the wave for home seekers in modern times. In a very short amount of time, Viola and her company have led to new homeowners in residential projects with a transactional volume in excess of thirty-five million euros. VS Homes GmbH is causing ripples in the industry that are undeniable.

Recognizing the situation and feelings in which younger first time home owners find themselves, VS Homes has cultivated a process that empowers and attracts this group. While their customer base leans towards young professionals, the price range they cater to is fairly wide and the company aids in everything from exploring different homes to securing loans and funding from banks. This doesn’t only apply to those seeking a residence; it’s equally applicable to the procuring of properties as investment opportunities that establish a sound source of income. Of course, what buyers ultimately want is a home which is aesthetically pleasing and highly functional. The twist that is key to the success of VS Homes GmbH is its focus on renovation rather than new construction. The union of the optimal components of traditional and modern make for a highly attractive product. Ms. Schritter explains, “There are tons of under-utilized/un-utilized real estate apartments across Austria with great potential opportunity for renovation and selling. People in Austria love the old buildings with beautiful prehistoric facades, but of course from the inside everyone wants everything new and efficient. With us they get the elegance of a beautiful prehistoric building from the outside along with the latest amenities inside. We put a lot of effort in identifying beautiful prehistoric buildings in excellent and beautiful preserved conditions and with apartments that need less renovation work / just new upgrades as compared to some apartments that may need complete overhaul. We always avoid a property that may need extensive renovation.”

Graduating from utilizing outside contractors to starting her own company Schritter Bau GmbH, which focuses on the in-house renovations for its customers, sidesteps a point of conflict this is all too common. By founding and utilizing her own company for renovations, Ms. Schritter has negated the problems she initially experienced with outside contractors; that is, continual delays and increasing costs. The transparency of Schritter Bau GmbH working with VS Homes GmbH has made the process more amenable to Viola’s clients and her own companies. She remarks, “I am most proud of my team and my customers and my suppliers. My team is the building block of the company and they have grown from little to no experience to someone who knows the intricacies of running a real estate business like ours. In addition, we have a group of happy and loyal customers who love our company and the experience we gave them during their whole process. I think for any business relationships with suppliers and bankers are of utmost importance. I am proud that we have strong relationships with all of them who have continuously helped us throughout these past years.”
