Retiring to Tellico Lake, Tennessee

If you are searching for a place to retire that offers water, mountains, and a genuine sense of community, Tellico Lake keeps coming up for a reason. Tucked into the foothills of the Great Smoky Mountains just outside Knoxville, this 16,000-acre lake has become one of East Tennessee’s most popular landing spots for retirees relocating from across the country.

This guide walks through what makes Tellico Lake such a strong retirement option, along with an honest look at the communities built around it, so you can start narrowing down which one might fit your lifestyle.

Why Retirees Keep Choosing Tellico Lake

Tellico Lake sits in Loudon County, roughly 30 minutes from downtown Knoxville. That location alone does a lot of heavy lifting. Residents get lake and mountain scenery without giving up access to a full-service city, complete with an international airport, major hospital systems, and the cultural life that comes with a university town.

Tennessee’s tax picture adds another layer of appeal. The state has no income tax, which means Social Security, pensions, and retirement account withdrawals all pass through untouched at the state level. Property taxes run well below the national average too, which matters when you are comparing the true cost of relocating from a higher-tax state.

Then there is the lake itself. Tellico Lake was built by the Tennessee Valley Authority and is known for its clear water and steady levels, which make it a favorite for boating, fishing, and swimming. Combine that with a mild four-season climate, and it is easy to see why so many retirees choose to spend their days here rather than just visit.

Tellico Village

Tellico Village is the largest and most established community on the lake, and for many people, it is the first name they hear when Tellico Lake comes up. Founded in the late 1980s on more than 4,800 acres along the western shore, the community is home to roughly 7,000 residents and is one of the longest-running active adult communities in the Southeast.

Three private championship golf courses anchor the community: Toqua, Tanasi, and The Links at Kahite. Each has its own clubhouse and on-site dining, and homeownership in Tellico Village comes with membership rights across all three. Kahite in particular stands out as one of the Village’s most scenic sections, built around its own championship course with sweeping views of the Smoky Mountains, along with a dedicated recreation center for residents in that part of the community.

Beyond golf, residents have access to a 27,000-square-foot Wellness Center with an indoor pool, fitness facilities, and a walking track, along with tennis and pickleball courts, miles of hiking trails, and three marinas including the Tellico Village Yacht Club. More than 100 social clubs and volunteer organizations round out the lifestyle, covering everything from bridge and gardening to boating and the arts. An on-site medical center also gives residents convenient access to primary care without a long drive.

Tellico Village is not age-restricted, so while it draws heavily from the 55 and older crowd, families and younger buyers are welcome too.

Rarity Bay

Rarity Bay sits on its own 960-acre peninsula on Tellico Lake, offering ten miles of shoreline and sweeping views of both the lake and the surrounding Cherokee National Forest. Where Tellico Village leans into golf and boating in equal measure, Rarity Bay adds equestrian living to the mix.

The community’s championship 18-hole golf course winds through the peninsula alongside a full equestrian center with riding and hiking trails running through the property. The French Country-style clubhouse, renovated in recent years, serves as the social hub, with fine and casual dining alongside tennis, pickleball, and a swimming pool. Community docks give residents lake access even without a private dock, and a resident-run activity center hosts everything from card games to wine tastings.

Rarity Bay tends to appeal to retirees who want a smaller, quieter community than Tellico Village while still having a full slate of amenities close at hand.

WindRiver

WindRiver sits on the Lenoir City side of Tellico Lake and has built its reputation around golf and boating in a more intimate, luxury setting. The community’s 18-hole course was designed by Bob Cupp, a protege of Jack Nicklaus, and holds the distinction of being the first Audubon-certified championship course in Tennessee.

A full-service marina with covered and uncovered slips gives residents direct lake access, and the Sports and Wellness Club includes a pool, fitness center, and lighted tennis courts. WindRiver has also invested in a significant expansion, with a new clubhouse that adds a spa, expanded dining, and additional gathering spaces to the community’s amenity lineup. English Country architecture ties the neighborhood’s homes together, giving WindRiver a distinct look compared to its neighbors on the lake.

Tennessee National

Tennessee National sits just south of the other communities on Watts Bar Lake rather than directly on Tellico Lake, but it is close enough, and similar enough in lifestyle, that many retirees compare the two lakes side by side before deciding. The community centers on a Greg Norman-designed championship golf course, ranked among the top courses in Tennessee, along with a marina offering more than 140 boat slips.

Residents also have access to a waterfront restaurant, a saltwater pool, pickleball courts, and more than 20 active social clubs. Tennessee National has grown quickly in recent years and continues to release new homesites, making it a strong option for buyers who want more flexibility in choosing a lot or building a custom home rather than buying resale.

How to Choose Between Them

Each of these communities shares the same broad appeal, built on East Tennessee’s tax advantages, a mild climate, and easy access to Knoxville. The differences come down to lifestyle priorities.

• If you want the widest range of amenities and an established, highly social community, Tellico Village’s scale is hard to match.

• If equestrian access matters alongside golf and boating, Rarity Bay is worth a close look.

• If you want a more intimate, luxury-focused community with a brand-new clubhouse, WindRiver stands out.

• If you want more flexibility to build new construction on your own timeline, Tennessee National offers that option along with a strong golf and marina lifestyle.

Getting a Real Feel for the Area

No description of these communities replaces actually spending time in them. Many offer discovery packages or short stays that let you tour the amenities, meet residents, and get a feel for day-to-day life before making any decisions. Walking the clubhouse, sitting in on a social event, or simply driving the neighborhoods at different times of day can tell you more than any brochure.
