Interviewer: Dania, let’s start with the first question: You were selected not once but twice by HGTV for their shows “My First Home” and “My First Sale.” Can you share your insights on why you believe you were chosen for these prestigious opportunities?

Dania Guth: Thank you for having me here today. It was truly an honor to be selected by HGTV for their shows. I believe there were a few factors that contributed to their decision. Firstly, HGTV seeks real estate agents who have a deep understanding of their local markets. Being in the Foothills west of Denver, I have immersed myself in this unique area for years, gaining valuable insights into the intricacies of buying and selling mountain homes. My extensive knowledge of the Foothills communities played a significant role in showcasing the distinct aspects of these properties to the viewers.

Secondly, HGTV looks for agents with exceptional negotiation skills and the ability to handle the intricacies involved in buying and selling mountain properties. Mountain homes often come with specific considerations such as access, utilities, and zoning regulations. Having worked extensively with buyers and sellers in this area, I have acquired the skills necessary to navigate these complexities and ensure successful transactions. Dania Guth: Real estate is a profession that combines my passion for helping people with my love for architecture, design, and the unique stories that come with each property. What I truly enjoy is the opportunity to make a positive impact on people’s lives during significant milestones. Whether it’s finding the perfect home for a family or assisting clients in selling their property to embark on a new chapter, being part of these life-changing moments is incredibly fulfilling.

What keeps me going is the constant evolution and challenges that real estate presents. Interviewer: Thank you for your insights so far, Dania.  Now, let’s talk about some of the challenges you face when buying and selling homes in the mountains.

Dania Guth: Mountain homes present many unique challenges that agents don’t typically encounter on a regular basis. Wells, septic systems, zoning come to mind. One of the common challenges relates to wells. In this area, wells are often the primary water source, and a low producing well can become a significant sales obstacle. Addressing such issues requires an understanding of the potential solutions beyond simply drilling a new well. Agents familiar with suburban areas might not be aware of the less expensive options available for resolving low producing well issues. Having expertise in this area allows me to guide clients through alternative solutions, potentially saving them potentially tens of thousands of dollars.

Similarly, septic systems are quite common in mountain properties. It’s not uncommon for septic systems to fail during the home inspection process. In such cases, it becomes crucial to assess the necessary repairs or determine if replacing the septic is required. This is another potential deal breaker that an inexperienced agent may not be able to address properly.

Additionally, zoning and survey issues can arise when dealing with mountain properties. Understanding the intricacies of zoning regulations and surveying requirements is vital for avoiding potential complications. Agents who lack this expertise may struggle to find resolutions or fail to identify zoning restrictions that could impact a property’s potential use or development.

By specializing in the mountain property market, I have developed a deep understanding of these challenges and possess the necessary expertise to navigate through them successfully. Being familiar with the unique considerations of wells, septic systems, zoning, and survey issues allows me to guide my clients effectively and protect their interests. It’s crucial to have an agent who can mitigate these challenges, as inexperienced agents may inadvertently cost their clients thousands or even tens of thousands of dollars.
