In almost every major UAE skyline, you will find at least one tower with the Tiger name on it. Over the past five decades, Tiger Holding has expanded from a contracting firm into one of the UAE’s prominent private developers, with a significant portfolio of residential, commercial, and hospitality projects totaling millions of square feet of built-up area.

Now the company is channeling that experience into something more ambitious than a single high-rise. With Tiger Downtown Ajman, Tiger Properties is setting out to build an entire lagoon-front city in Ajman’s Al Alia district, turning a long-planned vision into a concrete waterfront reality.

A Legacy Built on Scale and Delivery

Tiger Holding’s story starts in 1976, when Eng. Waleed Mohammad Al Zaabi founded Tiger Contracting Company with the aim of contributing to the UAE’s physical growth. From there, the business expanded into real estate development, facilities management, hospitality, education, and manufacturing, eventually consolidating many of its property activities under Tiger Properties.

Tiger Properties today manages more than 270 towers and approximately 120 million square feet of built-up space across the UAE, with thousands of units delivered and thousands more under construction. The portfolio stretches from mid-market communities to headline projects such as Tiger Sky Tower in Business Bay and Faradis Tower in Sharjah, signaling a comfort with both scale and high-end specifications.

In off-plan real estate, these credentials matter. Buyers are not only purchasing a floor plan; they are buying into a developer’s ability to finish, hand over, and maintain the value of a community. Tiger’s track record of building across multiple emirates is a major reason its move into Ajman has been watched so closely.

Why Ajman and Why a Lagoon-Front Downtown

Tiger Downtown Ajman is not a side project. The launch announcement describes it as a 10-billion-dollar development spanning approximately 5,000,000 square meters of built-up area and creating a “fully integrated residential city” in Ajman.

The master plan is built around a central lagoon with a 375-meter water edge and a surface area of 13,795 square meters, ringed by 76 buildings in total, including 20 lagoon-front towers and 56 perimeter blocks.

It is a significant move for both sides. For Ajman, it introduces a large-scale waterfront downtown that can stand alongside the more famous districts of other emirates. For Tiger, it is the logical extension of a strategy that has already seen the company establish itself in Dubai, Sharjah, and Abu Dhabi.

While discussing the project, Eng. Amer Waleed Al Zaabi, CEO of Tiger Properties, chose his words carefully:

We continue to strengthen our presence in the real estate market through high-quality projects that meet the growing demand for ownership and investment. With this landmark development, we are entering the Ajman market after proving our success and distinction in Sharjah, Dubai, and Abu Dhabi.”

He went on to describe Tiger Downtown Ajman as “a significant addition thanks to its prime location, modern amenities, and attractive pricing for both investors and end users,” framing it as a promising beginning.

Inside the Tiger Downtown Ajman Vision

Taken as a whole, Tiger Downtown Ajman is designed as a compact city built around water, greenery, and walkability.

According to the latest details made public by Tiger Properties:

  • The total built-up area is around 5 million square meters.
  • Approximately 3.38 million square meters is allocated to residential space.
  • 77,088 square meters is reserved for retail, and about 41,000 square meters for commercial use at street level.
  • A central lagoon with a 375-meter edge and 13,795 square meters of surface forms the literal and symbolic heart of the community.

Around that lagoon, the plan layers:

  • Fully furnished studios, one- to three-bedroom apartments, two- to four-bedroom duplexes, and six-bedroom penthouses.
  • More than 25 amenities, including a multi-purpose dome, waterfront restaurants, water features, sports courts, a mosque, an amphitheater, children’s play areas, food truck zones, and a fitness center.
  • Community facilities such as nurseries, health centers, mosques, libraries, and a community center.
  • External and internal jogging tracks, elevated walkways, landscaped corridors, and four dedicated children’s playgrounds to encourage walking and outdoor activity.

The aim is not only to sell waterfront apartments, but to create a place where daily life can unfold within the community: school runs, groceries, evening walks, informal gatherings on the promenade, and weekends that feel more like a resort stay than a city escape.

From Drawings to Construction: Orchid Towers and the Early Phases

Every master plan needs a starting point. At Tiger Downtown Ajman, the anchor is Phase 1, known as Orchid Towers.

The first phase of the project begins with Orchid Towers, which offers fully furnished units at “competitive prices and flexible payment plans of up to five years.”

According to the launch announcement, phase 1 is expected to be completed in three years, with handovers scheduled for the fourth quarter of 2028. The site work for Orchid Towers began ahead of the official launch, and the early infrastructure and lagoon engineering are progressing in parallel rather than being left to the end.

Our research also confirms that Orchid Towers is already being actively marketed with on-site construction imagery, and the messaging is aligned around a 70/30 style payment plan and a fully furnished handover, consistent with Tiger’s other recent launches.

For buyers, the key point is that this is no longer a paper-only concept. The first buildings in Tiger Downtown Ajman are underway, and the phasing has been structured so that, by the time early residents collect their keys, they step into a community with visible water, operational amenities, and a functioning retail boulevard.

Phase 2 and a Growing Waterfront City

Tiger Properties has already confirmed that Phase 2 of Tiger Downtown Ajman is in an advanced planning stage at the master plan level. While unit-level details are still to be released, the intent is clear: Phase 2 will add more residential towers around the lagoon, extend the landscaped promenade, deepen the retail offer, and knit the entire site together as a single walkable district.

The developer is also planning pedestrian routes, green corridors, and community facilities so that residents of Orchid Towers can move into later phases without feeling they are crossing a boundary. The lagoon edge itself is expected to act as a continuous front that residents of each phase can share.

In practical terms, this means early buyers are not just purchasing into a one-off precinct. They are taking a stake in a waterfront city designed to continue evolving around them as new towers, shops, parks, and amenities come online.

What This Means for Residents and Investors

Tiger Downtown Ajman is notable for blending three elements that do not always come together in a single project.

First, it carries the weight of a developer with an excellent track record of delivery across multiple emirates. Tiger Properties’ history and its volume of completed projects give the Ajman launch a degree of credibility that newer players often lack.

Second, it sits within a master plan large enough to create its own micro-economy. A 5 million-square-meter built-up footprint with 76 buildings, tens of thousands of residents, and over 100,000 square meters of combined retail and commercial space is not easily replicated next door. That kind of critical mass tends to support long-term demand, both from people who want to live there and from tenants seeking a recognizable address.

Third, it offers a lifestyle proposition that is genuinely different within Ajman. Lagoon-front promenades, parks, and resort-grade amenities typically command a premium in markets like Dubai; here, they are being introduced in a city historically associated with more functional housing stock.

For residents, the benefit is straightforward. You can live in a community that lets you unplug by the water at the end of the day while staying plugged into the wider UAE through established road connections. For investors, the project offers fully furnished stock, an established developer, and a multi-phase plan that is already under construction.

Taken together, that is what turns Tiger Downtown Ajman from a glossy vision into something more tangible. It is the moment when Tiger Properties shifts from drawing lagoon cities on paper to pouring foundations in Al Alia, and in the process, reshapes what waterfront living in Ajman can look like.
