As summer approaches and energy use spikes, sustainability is becoming more than just a buzzword in the housing market. High-efficiency HVAC systems are increasingly considered a key factor in a home’s value and appeal, especially in regions where extreme weather and high utility bills are common concerns. For many buyers, comfort and cost savings often go hand in hand, making smart cooling upgrades a growing priority.
According to a recent survey by AUX AIR USA, 58% of Americans reported that sustainability played either a very important or extremely important role when considering home upgrades. Financial practicality appears to be a major driver, with 51% indicating that saving money on energy bills was their primary motivation, compared to 20% who cited environmental impact. This shift suggests a growing expectation that homes can offer both comfort and cost savings.
Heating and cooling systems typically represent one of the largest energy expenditures in most homes. In fact, residential heating and cooling together account for about half of total home energy use, according to the U.S. Department of Energy. This makes HVAC upgrades among the more effective ways homeowners can manage costs and improve energy efficiency, especially during peak summer months when usage tends to surge.
Homebuyers are increasingly asking about energy efficiency during tours, and real estate agents are taking note. According to the National Association of REALTORS® (NAR), 63% report that they highlight energy-efficient features when marketing properties—a reflection of growing interest in upgrades like high-efficiency HVAC systems, which are now often emphasized alongside kitchens and bathrooms. In a market where affordability and long-term operating costs are top of mind, these features may help tip the scales in a home’s favor. Properties with verified energy savings, such as ENERGY STAR certifications, often command higher interest and perceived value.
Beyond efficiency, today’s buyers often expect systems that make daily life easier. Features like quiet operation, high airflow for consistent temperature control, Wi-Fi connectivity, and remote management are increasingly viewed as important selling points, especially among tech-savvy and eco-conscious homeowners. Integration with smart home ecosystems, such as voice control and automated scheduling, is also becoming a desirable perk for modern buyers.
“It’s encouraging to see that sustainability is becoming a significant factor in how people approach home upgrades,” said Matt Lacey, AUX Vice President of East Coast U.S. Sales, in the survey report. “While economic benefits like lower energy bills frequently drive these decisions, it’s clear that sustainability’s impact extends beyond just financial savings. It’s about creating smarter, healthier, and more efficient living spaces.”
In a housing market where every advantage matters, homes that can deliver lasting comfort, lower energy bills, and smarter living are likely to stand out, earning buyer attention now and potentially building long-term value for the future. As technology advances and consumer preferences evolve, HVAC upgrades will likely remain a critical consideration for both homeowners and prospective buyers alike.
