Sylvana has also done commercial real estate and recently partnered with Vicky Hurtado from Sanchez Hurtado Team, a highly recognized South Florida brokerage that specializes in investment properties in Miami, Orlando, and Tampa. To learn more about today’s Tampa real estate market we sat down with Sylvana Murphy.

South Tampa is On the Rise

Sylvana Murphy wants people to know just how big and prosperous Tampa really is. For those looking to buy real estate in Tampa it’s good to know that investors are buying homes in Tampa at a record rate. Sylvana went on to say, “Of course if you can get a property on the water, it is a great investment with a lot of upside. It’s safe to say that South Tampa will continue to appreciate the most due to its popularity. I really don’t see the prices ever going down much in South Tampa from their highs currently.” The Tampa market over the last 12 months is beginning to shift into a neutral but still sellers market. Although that may be the case, Sylvana believes you will still get the most bang for your buck in an area like South Tampa for your next home.

Big Driving Forces For Out of State Movers to Tampa

Sylvana believes that Tampa’s corporate and sports growth has had a lot to do with the city’s recent boom for out of state home buyers. Murphy went on to say, “Tampa has a lot of sports teams that certainly help with a lot of tourism. Between the many corporate offices that have moved to Tampa and proximity to Orlando there are both a lot of leisure things to do as well as career opportunities in Tampa.” Over the last five or so years, Tampa has dramatically changed besides the normal things like midtown, & downtown.  There are a lot of new developments in areas such as Water Street and several other real estate projects expected to be built. With an influx in population growth, and new developments continuing to be built in the city out of state home buyers looking for a place to live with tax advantages are choosing to head to Tampa.

Exciting Growth in Tampa is Expected to Continue

The most exciting thing that Tampa has to offer is simply that it is not oversaturated.  When compared to other top MSAs in Florida such as Orlando and Miami, Tampa provides the average homeowner a nice atmosphere for family fun and nightlife without being overcrowded. Sylvana stated, “I have loved living in Tampa my whole life and am certainly an advocate for raising a family in Tampa as I have done the same myself. You aren’t coming to a finished city is all I have to say for those thinking of moving to Tampa. You are coming to a city that is emerging and certainly has a lot of opportunities on the horizon for new homeowners.”
